What documents do I need to provide for a mortgage in Portugal??

For a mortgage in Portugal, you can prepare at least the following documents:

Personal

  • Copy ID or passport in colour
  • Copy NIF Number: Portuguese tax number (tax identification)

Income & expenses

  • Contract from your work (if salaried)
  • 3 recent pay slips or annual accounts for three years
  • Income tax return - most recent
  • Annual statement mortgage Netherlands or rental agreement
  • Last 3 months of bank statements with additions and write-offs (where salary and mortgage or rent write-off are visible)

Creditworthiness

  • Statement of savings account(s) - equity minimum 20%
  • BKR or CKP printout - request at www.bkr.nl or CKP (Please note, only official PDF documents are accepted.

Portuguese property details:

  • Property Caderneta Predial e Urbana - identification document of property for tax authorities
  • Certidão Permanente of the property - overview of home ownership
  • Reservation or purchase contract - if available

These documents allow the banks to substantiate your financial situation and collateral. If you apply for the mortgage with a partner, all documents must be provided for both persons.
