Can I get a mortgage based on the Surplus value of my property in the Netherlands?

Not always. The surplus value of your Dutch home is usually not counted as equity, but some Spanish banks make an exception. It is important that the surplus value is actually released (i.e. the sale of the house is complete).

Note: Spanish banks do not readily allow financing a property in Spain with "borrowed" money, or debt. So it is not possible to simply increase the mortgage in the Netherlands to create equity.

This is possible only if the following conditions are met:

  1. The bank in the Netherlands will allow the money from an increase or 2nd mortgage to be used for a property in Spain (check this with the mortgage lender)
  2. The equity portion is minimum 50%, as is maximum 50% funding from excess value.
  3. Your DTI score still remains after the increase <35%. Check it out here.

Is your DTI score too high after the increase? Then the Spanish bank will not approve the spending limit.
