Documents for a mortgage in Spain

When you have a mortgage in Spain want to take out a mortgage, then you will have to submit documents to a bank or mortgage broker. Pedro explains which documents these are and why they are required.

After assessing your mortgage options, Pedro is often asked what documents are needed to start the mortgage application. This can be for the Spanish bank or for an independent mortgage adviser affiliated to holapedro. You can read more about the required documents below.

What documents do you need for your mortgage application?

The Spanish bank will request various documents, as you are a foreigner applying for a mortgage in Spain. Your entire financial situation will therefore have to be substantiated with these documents. If you have a (married) partner, the bank would also like to receive his/her details below.

Of course, it is also possible to apply for the mortgage alone. See below a list of the documents required for a Spanish mortgage application.

Note: If there are two applicants, you need to submit this twice!

  • Copy of passport
  • Income tax (from the past two years)
  • BKR printout (available from www.bkr.nl or www.nbb.be)
  • Bank statements(from the past six months)
  • Annual mortgage statement (or copy of rental agreement Netherlands)
  • Proof of own funds (savings account statement)
  • Copy of the Nota Simple (from the land registry, or provisional sales contract)
  • NIE number (can also be provided later in the process)

  • Three recent pay slips (if you are employed)
  • Annual accounts for 2 years (if you are an entrepreneur)

  • If rental properties (proof of rental income and charges + rental agreements)
  • Retired applicants (proof of net pension income)

When do you need to provide these documents?

In the mortgage process, you will need to provide documents early on. Actually after the first check by Pedro, you can start your mortgage application through our mortgage partners. They will receive your mortgage indication and will request documents to submit the application to Spanish banks. So make sure you have your documents sorted out in good time! In particular, the BKR printout and proof of own funds may take longer.
